How It Works
01 Initial Contact
Once you have contacted UCH, and made the decision to proceed with a meeting. The process of sharing your vision for your future home or remodel begins. This initial consultation is free of charge and here we develop an idea of what you would like to build. We discuss ball park figures based on square footage’s to determine what is in your budget.
02 Design
From the initial consultation we begin the design phase. This can be with an Architect or designer of your choice or we have the capabilities to design and produce working plans as well. The design process will be billed directly to you and is dependent on which route you choose as to the cost. The plans will be your property and can be used for another builder/contractor if you for some reason choose to go a different route. Building a home to remodeling your kitchen involves different design costs and we will be upfront and forward with pricing before we proceed further.
03 Bid Requests
Once a design has been settled upon, we will take an initial retainer based upon the size and scope of the build and begin the process of sending out requests for bids from the various trades involved. This is a time consuming process in which we provide plans to the trades, discuss the project and negotiate pricing. The retainer compensates UCH for our time and effort and establishes your genuine desire to see the build to fruition. At this stage if permitting is required we will begin submitting plans to whatever municipality or County that may be involved. Please note that, all permitting fees and engineering fees will be the responsibility of the client.
04 Contract
After all the bids have come in from the trades, we will agree upon a final price and UCH will produce a contract to begin construction. If there is financing involved we will work with your financial institution along with you, our client, making sure the process is understood and agreeable to all parties.
05 Construction
Once the contract is signed, permits have been issued, and funding has been released we will begin construction and the realization of your vision and dreams. The construction process will vary from what type of build we are doing, but the process will be explained to you in writing and UCH will be in constant communication with you throughout the process.
